The Villas of Sun Valley is a Ryan Homes developed community located off of Rogers Road in Indian Trail, North Carolina. The Villas could be called an active adult community with 101 homes of various ranch style single level, one and a half and two story homes. The community is a North Carolina non-profit corporation incorporated as The Neighborhood Association of Pondside, Inc.

The Villas of Sun Valley AMENITIES include:
- Ten acres of common area located throughout the development, with walking trails running through these areas. Many homes back up to the common areas offering scenic views.
- A clubhouse that is available for residents to rent as well as being the venue for our HOA sponsored social events, card games, and more.
- A regulation horseshoe court located on the grounds next to the Clubhouse. There are organized games every week or residents can just show up and play!
- Proximity to the Monroe Aquatic and Fitness Center, located five miles from the Villas, which provides residents with many opportunities to stay fit and/or swim.
